A fit out builds out a new or empty space while a refurbishment updates a space that’s already used.

In most cases no, your commercial fit out won’t need planning permission but if you lease the space you’ll likely need to get your landlord’s permission to make any changes to the space and possibly also building control sign-off for spaces like restaurants and gyms.

A commercial fit out is the work that turns an empty space into a usable one that your business can work from. Fit out work includes installations like partitions, ceilings, flooring, lighting, mechanical and electrical services, as well as joinery, finishes and furniture. It doesn’t include the structural shell of the building, which a developer or landlord usually does separately.

Most commercial fit outs go into one of three categories, which sets out who’s responsible for what.

  • Shell and core – This includes the structural frame, external walls, roofs, building services, common areas, lifts and cladding. The interior is usually left bare.
  • Cat A – Cat A fit outs include raised floors, suspended ceilings, basic mechanical and electrical work, fire alarms, internal surfaces and basic lighting. These are usually best if you want a blank canvas you can add your own layout and branding to.
  • Cat A+ – Cat A+ projects typically include a basic layout like meeting rooms, simple kitchen counter areas, furniture and IT cabling.
  • Cat B – These fit outs are completely based on your specifications including partitions around your desired layout, banded finishes, bespoke joinery, specialist lighting, AV and IT, furniture, breakout spaces and signage.

This will depend on the category of your fit out and the complexity of what you’re asking for. A typically category B fit out can run for anything between 10 to 30 weeks depending on what you’re looking for.
